In a high-volume commercial kitchen, your reach-in refrigerator is the heart of your food safety and prep routine. When you walk in at 6:00 AM and find a puddle of water on the kitchen floor, it’s more than just a slip hazard—it’s a threat to your inventory and your equipment’s lifespan.

This is the #1 cause of leaks in commercial units. As your fridge runs its defrost cycle, condensation is supposed to flow down a drain line into a pan. Over time, food particles, debris, or "slime" (algae growth) can clog this tube.
The Fix: Locate the drain hole inside the unit. You can try flushing it with a mixture of warm water and a capful of bleach to clear the blockage. If it’s frozen solid, you may need to manually defrost the unit.
If your door isn't sealing properly, warm, humid kitchen air enters the cold cabinet. This creates excessive condensation that the drainage system can’t keep up with, leading to "sweating" and puddling.
The Fix: Inspect the rubber gaskets for cracks or tears. Clean them with soapy water to remove grease. If you see visible gaps or the seal feels brittle, it’s time to replace the gasket. A tight seal is the best way to prevent your compressor from overworking.
Every reach-in has a pan at the bottom designed to catch water, which then evaporates via the heat of the compressor. If the pan is cracked, misaligned, or overflowing because the heating element isn't working, water will end up on your floor.
The Fix: Check the position of the pan to ensure it hasn't shifted. Inspect it for cracks. If the pan is overflowing but not cracked, your evaporator fan or heater may be failing.
When coils are coated in dust and grease, the refrigerator has to work twice as hard to maintain temperature. This leads to excessive frost buildup on the evaporator coils, which eventually melts and overwhelms the drainage system.
The Fix: Use a coil brush or vacuum to clean the coils (usually located at the top or bottom of the unit) every 30 to 60 days. This is the simplest way to prevent leaks and extend the life of your motor.
Sometimes the fix is as simple as gravity. If your refrigerator isn't perfectly level, water might not be flowing toward the drain hole, causing it to pool and leak out the front.
The Fix: Use a carpenter's level to check the unit. Most commercial fridges have adjustable feet or casters. Ensure the unit is tilted slightly backward to help the doors close automatically and the water drain correctly.
